Since independence, we have grown multifold and constructed a vast client base all over the globe. We work with some of the leading retail brands in the world. In 2020, our exports plummeted as the businesses and economies across the world grappled with the pandemic. My grandmother used to say, a setback is an opportunity for a step-up. Due to obstacles and roadblocks, one is forced to explore and innovate and search for avenues one has never seen before. Without innovation, we would still be cave-dwelling apes. I owe my indestructible optimism to my late grandmother, and it is with this positivity I have pushed through barriers and broken the glass ceilings all my life.

There is a lesson even in the bleakest of times. As the wool factory shut down for almost a year and the exports put on hold indefinitely, I looked for a strategy to sustain and flourish. The pandemic has made me realize that it is only wise to diversify one’s investments. As the old adage goes—don’t put all your eggs in one basket—I searched for smart investment opportunities. Apart from picking value equities from the crashed market in the first half of 2020, I reshuffled my financial portfolio to balance debt, equity, and assets.

I have been observing the rise of spending in India for a few years now. Even though the economic power is currently more or less curbed, there are signs and portents of a remarkable economic recovery in the coming decade. Of one thing I am sure, when the world bounces back, it will celebrate life. With the impermanence of life thrust onto our faces, we want to invest in things and causes that make us happy. My grandmother also used to say that people will spend on anything that makes them feel good. We have seen the rise in the culture of dining out, shopping, and traveling in the general Indian population. Living well is the zeitgeist!

So, I was looking for commercial properties to invest in. My motivations were not just the lease income and rental yield but also hassle-free dealings. Unlike residential properties, in a commercial one, the owner need not be too involved. The brands that lease the properties are there for the long term, and because the space is synonymous with the brand image, they maintain the space very well.

The real estate market in Ludhiana has skyrocketed in the last decade. But I was looking for value. Chandigarh, too, was saturated and expensive. However, the tri-city area interested me. It has excellent growth potential, and compared to the main city, the real estate is still reasonably priced.

In February this year, when I was driving to the airport from Chandigarh, the developing area of Zirakpur caught my attention. It had been here all this while, and I hadn’t even considered it. I did some research and understood that Zirakpur is a fast-developing area and has increasingly become a popular choice for MNCs and brands. The city with highest retail consumption of North India and home to many international brands like McDonalds, KFC, 3 D Marts, Starbucks Metro and more. I came across a commercial project—Sushma Capital—by a very reputed developer, Sushma Group. The property was still under construction, yet the developers had already signed up with eminent multi-national brands to occupy the space. Among many brands were Nike, Subway, US Polo, Skechers, Pizza Hut, Reliance, Cantabil and many more. I don’t remember the names of all the brands but the Sushma representative showed me a list of over 30 such brands. Leased spaces with global brands also ensure the rental post possession, which I think was the biggest plus point over other developers.

It was on the birth anniversary of my beloved grandmother that I signed the possession papers. I have bought two units, now occupied by two prominent brands (lifestyle retail and a restaurant). I am happy with my decision. I found my high-value asset with the grace of my grandmother. Every day I see more brands coming in as Zirakpur becomes a new hub for MNCs, consumer brands, and young homeowners.

Some say it is wise to own a home rather than pay rentals through your teeth. It makes sense. Even in a non-metro like Chandigarh, rentals have skyrocketed in the last decade. Many also believe (and correctly so) that owning a home is a solid investment and security.

My wife, Samhita, and I are college sweethearts. We got married pretty young. Like all young couples, we spent our early marital years traveling and having fun. We had no regrets, but as they say, just one moment is enough to alter your life. For us, that moment arrived on an overcast September day. I still remember the day both of us were back from work—plopped onto the couch and watching TV. We chanced upon a British TV show that showcased house makeovers. In that day’s episode, the hosts had transformed a dreary storeroom into a swanky walk-in closet. We were both floored! Clothes are our creative self-expression. Both of us love to dress well, and we dress up for the tiniest of occasions. So I turned around to Samhita and suggested that we could also look at converting our spare room into a walk-in closet.

“But ours is a rented house Kanan! Besides,the landlord would never allow it. Don’t you remember the uproar he created the last time?” She said with a frown on her face. Samhita was right. Our landlord refused our request to install wooden tiles on our balcony even at our expense. We had wanted to convert the balcony into a Zen corner in the house.As we sat in silence, we understood that the kind of space we dreamed of living in can only be created if we owned a home. Since then, we have strived for a new beginning.

We saved up, with a single-minded focus on our goal of owning a home. Then, when we thought we had enough to take the plunge, we started our search for our ideal apartment. We were ecstatic that our dream was going to come true.

But our search continued for months.We had not realized the most significant obstacle until then. Out in the market, the flats were sold at the construction stage. So there were hardly any ready to move in projects. The possession timeline was a year, but from the experience of our friends who are homeowners, we knew that many times this can be extended by a couple of months. This was a major setback for us. Well-off as we were, we could not afford to bear the added burden of the rent to the EMI.

The few flats which were available in the completed projects did not interest us. Moreover, the quality of the fixtures and materials seemed unsatisfactory in these apartments. I was desperate to own our “dream home.” I even considered buying one of these ready-to-move-in flats and replacing the materials to our liking (at our expense) over time. But as usual, my wise wife drew my attention to the illogicality of my idea. After all, it was sheer madness to buy a flat that was not well made.So we took a step back in disappointment.

Once you want something, you have to have it, or you will not be at peace. This was the case for us. We had put our dreams on hold, and yet we were uneasy with the wait. Then, a turning point came in our lives when we heard of the unique offer by Sushma Developers. As we wait for the possession, we excitedly plan for the décor of our new home and our new life. Samhita and I have decided that we will not hold back in creating a space that will nurture our lives together in times to come. And yes, we will finally install that walk-in closet we had always wanted!

Fourteen years in Mumbai have made me a fiercely independent person who loves her personal space. Like countless others, I, too, worked hard to climb the corporate ladder. And climb, I did! My growth was exponential in the corporate world, but shortly after I was made partner in the firm I worked for, I realized I wanted to do more.

With years of significant work experience, I wished to launch my own venture and provide employment to others. Also, I was a bit worn out by the pace of life in Mumbai and really yearned for a bit of a slowdown. Brought up in Chandigarh, I was always nostalgic about the city. As I got the investors for my venture onboard, I decided to move—bag and baggage. So I bid farewell to Mumbai,a city that had taught me a lot and been so generous to me, and moved back to Chandigarh.

I moved into my family home (left to me by my parents, who are now settled in Canada). It was such a welcome change.I enjoyed the city’s warm culture, pollution-free air, and greenery. However, after a while, my rose-colored glasses slid off. I had long been accustomed to high-rise living and its conveniences. Living in an old house that was not built for my specific needs came with its apparent challenges. The inconvenient boxed layout of the house didn’t sit with my idea of open and uninterrupted living space. I am a visual person, and as strange as it sounds—my mind imitates the clutter in sight.

Although Chandigarh is a very well-laid-out city, I did not want to travel in different directions (however short the distances)to run errands or even socialize. Time-wise, I am constricted, and I like to do something to unwind at the end of each day. My typical day starts early with Webex meetings with the investors sitting in North America and ends with evening con calls. One would say that Chandigarh is not a large city, but driving around takes a lot of my energy which I prefer to save. Another challenge I faced living in a standalone house by myself was safety. Being a single woman,I grappled with my constant worry about security.

One day, I met a genial young couple at a friend’s party. They had recently bought and moved into their first house together in a society in Zirakpur. When they invited a bunch of us for coffee later, I was pleasantly surprised with the location. Their elegant home sat in the luxurious Sushma Grande. As I visited the couple a few more times, I observed more of their surroundings. And I was floored!

I reach all my decisions very logically—weighing all pros and cons and unearthing all facts. In fact, my family jokes that I am an information addict. When I bought my spacious 3-bedroom flat within the next few weeks, my friends and family were amazed. I am known to take my own sweet time in making any personal decisions.Honestly, I even surprised myself. But somehow, it felt right. The apartment felt like it was “built for me.” It is airy, well-lit, safe, private, and technology-friendly.

I have made some healthy life-edits lately. My day starts with an early morning walk in the green walkways. The greenery and serenity help me focus on the day ahead. The walk is followed by a swim in the pool that jumpstarts me to tackle my new venture’s challenges. To my pleasant surprise,there is also a golf putting range. Growing up, I played a lot of golf with my dad and found the languidness of the sport very meditative. This discovery, I thought, was providence, and I took up golf again as my Sunday morning ritual. Sometimes, if a client is a golfer, we have informal meetings at the range.

I have a lot more time to my self now as I don’t have to drive around in different directions for groceries or errands. Some afternoons, I just sit by the French windows of my apartment and watch the rain patter. The green view all around is a true blessing; it instantly calms me down after an arduous day at work. During my time in Mumbai, I traveled the world and picked up eclectic tastes. I am an aesthete with a penchant for design. The architectural clean straight lines and demure aesthetics have allowed me to make a home that is an expression and extension of my personality.In many ways, my home reflects my personality. I am the center of the universe here.

An evening out is no more a strain on me. I socialize a lot more than before, as most of the time, my friends like to come over to Zirakpur. The area about houses many brands and choicest F&B outlets.I am, in fact, in the process of moving my entire office to this area, which I feel is better integrated as a business district and is economically more viable.

The location is really the cherry on the cake. My work requires me to travel to Delhi almost every week (sometimes twice) for meetings. My driving time is significantly reduced. The proximity to the airport is very convenient as we are about to open a new branch office in Dubai, and I foresee a packed travel schedule.

Life has a settled feeling to it, yet never monotonous. Slowing down has enhanced the quality of my life exponentially. My decision to move to Chandigarh, the marvel of Le Corbusier, was the best decision I made. I am my own boss now. People often view small cities as a place with limited opportunities. With so many possibilities lined up, I would say it just requires a tiny shift in perspective fora significant leap in progress. All in all, I am glad that I chose peaceful Chandigarh over the pell-mell of a metro city.

New normal changing the trends in Indian real estate-On one hand, the WFH culture may lead to some good news for the housing sector, as there may be a boost to demand residential units, especially for larger homes with one or more extra rooms to double up as office space. The growth may be even higher in smaller cities as remote working may prompt people to shift to places with a lower cost of living and yet better standards of life. But that could also mean that the demand for commercial real estate in big cities may saturate as more and more companies might need lesser office spaces and same may be the case for malls and other segments. The latest quarterly data from global giant Knight Frank shows that PE (private equity) investment in real estate rose 16-fold to USD 3.2 billion in the quarter ended March 31, 2021, but office space continued to be the preferred segment attracting over 70% of PE investments during the quarter.

For quite some time, experts and global realty consultants have been projecting a somewhat muted level of investments as fears about the resurgence of the deadly coronavirus continue to overshadow the minds and purses of investors. And those fears have turned out to be true and the virus is rearing its head again and in a much deadlier manner.

Tier2 cities- safest choice for investments-

In such a time, the only safe havens are tier-2 and tier-3 cities and if you still want to be closer to the top tier, Chandigarh and other such places could be the safest bets. Thanks to various comfortable and fast commute options across the road, rail and air modes, they are well within reach, by distance and by the quantum of investment. It makes much more sense to invest in commercial real estate in places like Chandigarh and other tier-2 and tier-3 cities, if you want some good returns and also play it safe.

If you need more proof, fastest-growing property consultant Anarock, when it reported better-than-expected revenue growth of 18% for a pandemic-ravaged year, cited leasing of retail space and sale of office properties among key contributors to its overall revenue.

The latest quarterly report from Cushman & Wakefield shows a significant fall of 48 per cent in office leasing in seven major cities during the January-March quarter of 2021 due to the resurgence of the pandemic, but the plunge is largely driven by tier-1 cities like Delhi, Mumbai and Chennai and cities like Pune saw a jump.

Every dilemma the real estate sector has faced in the last 10 years or so has overseen the emergence of new directions and choices. However, this crisis has modified a lot of aspects. The months of extensive lockdown and the way the market has been attempting to limp back after that with fewer demand and incremental resumption of business activities have shown that those developers who have a stellar financial and delivery record are the ones who are glimpsing good market. This trend is likely to become the new normal moving forward.

So, wait for more and more people to shift to smaller cities, thanks to WFH and remote working trends, and seem them invest there in commercial real estate rather than taking higher risks with big cities. And for those looking for northern parts of the country and those seeking to move out from Delhi-NCR, Chandigarh and nearby areas definitely offer best options. After all, precaution is foremost on everyone’s mind right now, whether it’s against the virus or to safeguard investments.

My wife and I lead busy lives. My wife, Samiksha, is a sort of a media mogul, while I am a partner in an investment firm. While a double income affluent household is the modern Indian dream for many, we have had our own struggles to grapple with; chief amongst which is making sure that Aaryan gets a safe and healthy environment at home.

Aaryan was still a long way from crossing the threshold of teenage years and yet was declared medically obese. This moment was our wakeup call as parents. Samiksha and I began to reevaluate our lives and our physical environment. In the guilt of not giving time to our only son, we had catered to all his whims and fancies. Aaryan spent most of his time flitting from one device to another that contributed to his sedentary lifestyle.

We felt an immense need to retreat and re-examine the choices we had made as city dwellers and the repercussions of those choices on our son. Apart from this, year 2020 had too been a year of deep reflection as we got to spend a lot of time indoors together and we noticed how much Aaryan is missing out. Especially for Samiksha, who was a daughter of an army officer and had fond memories of her active and peripatetic lifestyle, this was no longer acceptable. One evening when we watched smog blanket the cityscape from our window, a thought surfaced in Samiksha’s mind – what if we could move a part of the year somewhere that is close to nature. Giving up our careers, and the city we were established (and doing so well)in,is inconceivable at this point. Her suggestion seemed like a reasonable middle ground.

When the intent is in place, life synchronizes. My colleague, whose cholesterol was on the rise and who had recently moved to the mountains, shared with me the news of his improving health and mood. Inspired by him, we too were on a look out for a timeshare property somewhere in scenic nature. Life after all is an algorithm of choices, the mindful ones lead us closer to our selves – and hence we made our choice. We chose Kasauli, a quaint hill town in the state of Himanchal Pradesh, 60 minutes’ drive from Chandigarh. Instead of a quick getaway, we decided that we would have a staycation, a more of an immersive experience to recuperate and redesign some aspects of our lives and give Aaryan what he had been missing out – the joy of spending time in nature.

Now that we are packing our bags to get back to our normal city lives, Aaryan is making plans to build a treehouse on the gulmohar tree in our front lawn. Of course, we will gladly indulge him.
